Like the town hall, the building is part of the cityscape of Munichs pedestrian zone: After many years of use by the tenant Karstadt Sports, the building at Neuhauser Straße 20 at the corner of Herzog-Max-Straße 4 will be given its new purpose. In close coordination with the authorities and in particular the monument protection department, a new, daylight-flooded interior concept is being developed that meets the highest architectural standards. The traditional house connected to the Karlstor will sustainably strengthen the city center as part of an extensive development and repositioning as a modern, flexible and mixed-use property.

The office space is divided according to the tenants wishes, into open space zones, team and individual offices. The Herzog Max Suite is on the 4th floor and has two roof terraces. It is excellently equipped, with cooling sails, hollow floors and lighting. The floor covering is laid according to the tenants wishes. There are parking spaces available for rent.
